Manhattan commercial real estate is divided into three classes; class A, class B and class C buildings. There is no objective formula for determining which class a building falls into, rather some judgment is required and classifications are somewhat subjective. That said, there are still a few rules that generally determine what class a building will be.
Class A office space is the best available; the newest, the fanciest, and generally the tallest buildings Manhattan has to offer. Class A commercial buildings are almost entirely steel and glass high rises with an ultra-modern look and feel. These buildings are found almost exclusively in the Midtown and Downtown markets and save no expense when it comes to luxury. Class A lobbies are always attended, usually by multiple building employees, and often feel massive with 30 foot ceilings and multiple elevator bays. Class A buildings have the most professional look and feel to them, and simply occupying space in one enhances the credibility and prestige of almost any company.

Class B buildings can be just as large and luxurious, but don’t look and feel as modern. Older, pre-modern, skyscrapers generally fall into the class B category. Class B at its best provides equal quality for less price and less prestige than class A. Class B buildings generally come with attended lobbies, although they probably won’t feel as grandiose or technologically savvy as a class A lobby would. Class B buildings range from Midtown and Midtown South to Downtown, and definitely have a very corporate feel to them. Class B buildings can be renovated into Class A and other than modernity and a little luxury, there often aren’t many differences except of course for price.

Class C buildings are smaller and aren’t found as commonly in the densest commercial districts of Midtown, Midtown East and the Financial District. Class C lobbies can be attended, but often aren’t, and are usually quite small. Class C buildings generally only have one or two passenger elevators and have a much more personal feel than a giant corporate office building. Class C is more popular amongst creative type firms or those looking to save on office space. Class C buildings are generally the oldest of the three and while they’ve often been renovated, they usually lack the necessary infrastructure to be converted to class A.

Which class is best is up to you. For some companies, the easily accessible, affordable, lofts of class C buildings are a perfect fit. Others that see customers come in and out each day may desire a slightly nicer and more professional feeling class B building, and if you are truly after the high tech corporate feel regardless of price then class A is the best bet for you.
